If it gets the green light, Urban Forest will not only set a new record for a residential building with a staggering green-plot ratio of 292 percent but it will also set a new standard for green design in the future. It is anticipated the development will boast a coveted five-star Green Star rating and far exceed Brisbane City Council’s Buildings That Breathe requirements given that there will be lush living greenery cascading the entire way down the building. To achieve the desired vision, each apartment will boast its own private balcony that will contain approximately 15 sqm of garden space to accomodate a minimum of two trees and 30 low-level shrubs. According to the development application, combined with the private terraces, each apartment has access to a greater proportion of open space than any other specific apartment development in Australia. Additionally, Urban Forest will house a roof-mounted solar farm to reduce the building’s ongoing and peak-power demand alongside home energy and water metering systems that will allow occupants to track usage. There will also be a fleet of communal-use electric vehicles for residents to use, thus reducing the need to own a car.
Designed by Koichi Takada Architects, Urban Forest (if approved) will inject 382 new apartments into South Brisbane including 208 two-bedrooms and 174 three-bedroom apartments. Every aspect of the building has been created to improve the overall liveability of its occupants with two communal rooftop levels that will feature a 50 metre infinity pool, a hot-and-cold kids pool, cabanas and daybeds, barbecue areas and outdoor dining, an indoor gymnasium and HIIT room, a creche and ball pit, indoor wellness spa, sauna and steam rooms, games room, co-working space, boardroom, cinema and music room, and a coffee lounge and bar. On the ground level, over half of the area is slated for communal open space that will integrate a variety of seating, lighting, art and water features.
